Building a New Home? What You Need From a Home Inspector


Whether you're purchasing a lot and starting from scratch, or buying at any stage in the construction process, if you're buying a new home, you have some unique issues as a home buyer. Once construction on your new home begins, you'll want to choose a home inspector to perform Phase Inspections. Building a home is a complicated process with lots of details, and you want to make sure your builder doesn't miss anything. It's a lot harder and more costly to correct a mistake down the road than to catch it right away.

Phase inspection is a three or four step process:

Phase 1: Pre-Pour Inspection takes place before the concrete slab is poured.

Phase 2: Framing Inspection is completed after the house is framed and before the insulation and walls are put in.

Phase 3: Final Inspection takes place once the home is completed, before the final builder walk-through.

Phase 4: Builder's Warranty Inspection takes place before the builder's one year warranty is up, to ensure that anything that has come up during the first year can be addressed by the builder.

The Phase Inspection process takes you from breaking ground through closing and final walk through. Then, toward the end of your first year in your new home, we'll come back to conduct your Builder's Warranty Inspection, to make sure you get anything fixed while it's still covered under your first year warranty.
